Fletcher Building Response

The following is the statement provided by Fletcher Building Limited in response to episode 2 of A Living Hell - Apartment Disasters 2.

“Altera Apartments were developed by Fletcher Residential and its JV partner Todd Property. The apartments were constructed by Fletcher Construction in 2015 and received all relevant code compliance certificates from Auckland Council.

In 2018 issues with the construction were identified. Up until this point, it was our understanding that the apartments were fully compliant with the New Zealand Building code given it had received all relevant code compliance certificates.

As a responsible developer we committed to remediating the issues. Fletcher Construction undertook the remediation work at their cost and in consultation and agreement with Altera Body Corporate.

All parties worked closely and collaboratively throughout the remediation process to minimise disruption for residents and owners. This included regular communications and moving residents in to serviced apartments, at no cost to them, as work was undertaken on their apartment. 

We acknowledge that the remediation work was unsettling for residents, and we were disappointed that our customers had to experience this. It was of the utmost importance to us that our customers were well supported throughout the process, and they knew they were able to communicate with us at any time.

The views expressed in the clip you provided are contrary to the feedback we have received from many other residents who thanked us for the way in which they treated throughout the remediation.

On the point raised about legal representation, our direct relationship was with the Altera Body Corporate (representing all of the owners), who we encouraged to and who we understood had legal representation throughout the entire process. For efficiency, it was not possible to engage with individual owners and any individual legal representation separately. We were not privy to any private discussions the Body Corporate may have had with owners and residents regarding owners engaging individual legal representation separate to the Body Corporate’s legal representation.  

The Altera Apartment remediation was completed in 2022 to the satisfaction of the Altera Body Corporate, and their independent experts. It has also received any relevant code compliance certificates from Auckland Council.  

We are proud of the quality of homes we deliver and stand behind them and our customers. Where there are construction defects, whether in apartments or homes, we will be there to rectify them, as we have done in the case of Altera alongside Todd Property and Fletcher Construction."
